Carney Architects Turns On the Lights in New Downtown Residential/Commercial Building
Carney Architects is pleased to announce the upcoming completion of a new residential and commercial building located at 199 East Pearl Ave. "This is the first project to be completed under the Planned Mixed-Use Development Ordinance passed by the town two years ago. In a sense it’s a precursor to the DRD, a residential/commercial project that will help to create a more vital downtown," said John Carney, development partner and architect for the project.
The 22,000 square foot building includes 7,500 square feet of commercial space on the ground floor, and six well-appointed residential condominium units on the upper two floors. Two deed-restricted affordable condominiums on the second floor (Categories II and III) and one employee unit complete the building. The basement level of the structure is a 28-car parking garage accessed from the alley.
The residences, on view for the first time at an open house celebration last Wednesday, combine contemporary loft design with a casual Western ambiance. This innovative building is designed to take advantage of views of the town against the backdrop of Snow King Mountain and the surrounding buttes, while the location offers pedestrian access to downtown’s considerable amenities. This building is the first phase of a development that will include professional offices, residences and ground floor commercial space.
Building materials are cedar siding and corrugated copper panels on the cantilevered window bays at the corners. A steel framed canopy supported by timber columns protects pedestrians at street level and continues the system of covered walkways characteristic of the town square.
